Straight answers, including the unwelcome ones
If listing your house on the open market would net you more than selling to us, we will say so. If a deal we are looking at does not pencil for the way you invest, we will not send it to you. Being useful is worth more to us than being in every transaction.

We do the work on the numbers
We look at comparable sales, condition, and what the property realistically costs to bring to market — or, if you are buying, what the project actually involves and what it should return.
You get a straight answer
A direct offer if you are selling, or a property that genuinely fits your buy box if you are buying. Either way, we show our reasoning so you can push back on it.
Close through escrow
Licensed escrow and title, a normal purchase agreement, and a closing date chosen around what you need rather than what is convenient for us.
