Who we are

Blu Sky Investors, Inc. is a real estate investment firm operating in Los Angeles County and the counties around it. We do three things, and they feed each other: we buy houses directly from homeowners, we act as the buyer on listings that agents are struggling to close, and we source off-market opportunities for investors, rehabbers, and builders.

Most of the people who call us are not real estate professionals. They are somebody whose mother passed away and left a house in Sun Valley that has not been touched since 1994. They are a landlord who has decided that the last tenant was the last tenant. They are an agent on their second failed escrow with a property that keeps tripping over the inspection report. What those calls have in common is that the property has become a problem, and the person on the other end wants somebody to tell them plainly what their options actually are.

We try to be useful in that conversation even when it does not end with us buying anything. If listing a house on the open market would net a seller more money than our offer, we say so — it costs us a transaction and it is still the right answer. That habit is most of the reason agents send us the sellers who are not a fit for a listing agreement.

Both sides of the deal

A lot of firms in this business only do one half. They either buy houses from homeowners and hand them off, or they broker deals to investors without ever taking a position themselves. We do both, and it changes the quality of the work in both directions.

Because we sell to investors and builders, we know what a property is genuinely worth to the next buyer — not what a pricing model says it should be worth. That makes the offers we give homeowners more grounded, and it means we can explain them rather than just assert them. And because we buy directly from homeowners, the properties we bring to our buyers list are sourced rather than forwarded. We have walked them. We know what the scope of work actually is.

What we work on

Off-market and distressed residential property is the core of it. Around that sit RTI (Ready-to-Issue) development sites for builders who want to start construction without spending a long stretch in entitlement, fix-and-flip projects presented with an ARV analysis and a scope of work, and acquisitions aimed at short- and long-term rental income rather than a quick resale.

We are a real estate investment company, not a brokerage. We are a direct buyer of property, and when you deal with us we are not acting as your agent, your broker, your attorney, or your tax advisor. Anyone selling a property is welcome — and encouraged — to have their own representation review a transaction before they sign anything.
