- What areas do you buy in?
- We work throughout Los Angeles County and the counties around it, including Orange, Ventura, San Bernardino, and Riverside. If you are outside that footprint but nearby, it is still worth a call — the answer depends on the property.
- Do I need to repair or clean out the house before selling it to you?
- No. We buy properties in their existing condition, which includes deferred maintenance, an aging roof, foundation or plumbing problems, fire and water damage, and code violations. You are also welcome to leave behind furniture, belongings, and debris you do not want to move — we handle the cleanout after closing.
- How do you decide what to offer on a house?
- We look at what comparable properties in the immediate area have actually sold for, the condition of your property, and what it would cost to bring it to a condition where a retail buyer would purchase it. The offer is what remains after that work, the holding costs, and the transaction costs are accounted for. We will walk you through how we got there rather than just handing you a number.
- Is there any cost or obligation to get an offer?
- No. There is no fee to talk to us and no obligation to accept anything we propose. If we think listing the property with an agent would serve you better than selling to us, we will tell you that.
- I am a realtor. Do I lose my commission if my seller works with you?
- No. When you bring us a property, you represent your seller and you are paid as the listing agent on the transaction. We are the buyer, not a competing agent — this is a normal purchase with normal representation.
- What does RTI (Ready-to-Issue) actually mean?
- Ready-to-Issue means the project's plans have made it through plan check and the building permits are ready to be issued once the fees are paid. For a builder, it removes the longest and least predictable part of a development timeline: you are buying a site where the entitlement and plan-check work is already done, so construction can begin without waiting out that process.
- How do I get on your buyers list for off-market deals?
- Send us a note through the contact form describing what you buy — property type, the areas you work in, your price range, and whether you are flipping, holding, or building. The more specific you are, the more useful what we send you will be. If you would also like new opportunities texted to you, tick the marketing text messages box on the form.
- Will you text me, and how do I stop it?
- Only if you ask us to. The contact form has two separate, optional, unchecked boxes: one for customer care messages such as replies to your enquiry and appointment reminders, and one for marketing messages such as new deal alerts. Ticking one does not opt you in to the other, and your message sends whether or not you tick either. If you do opt in, you can stop at any time by replying STOP, or reply HELP for help.
